Urethane Foam Foundation Crack Repair vs. Hydraulic Cement Patching

To stop water from leaking into a concrete basement or concrete foundation crack, liquid urethane foam can be  injected into the concrete crack.  On contact with water, the liquid urethane foams and expands inside the crack

Concrete basement crack repair by urethane injection entirely fills the crack. Not only from the bottom to the top, but the entire width of the foundation wall. The water stays on the outside of the foundation and the basement contents are safe.  The foam created is a closed-cell structure that will not allow water to work its way through the basement crack.  The finished foam bonds tightly to the surrounding concrete to ensure that water does not push the foam out of the foundation crack. Once the urethane has foamed and expanded inside the foundation crack, water cannot leak into the basement again. 

In comparison, a patch repair using hydraulic cement is much less reliable.  Hydraulic cement must have the crack chiselled out into a vee-notch.  This is a long and messy process. The chiselled out notch is only a few inches deep. The hydraulic cement cannot be placed into the entire width of the concrete wall. Therefore, water still gets into the basement crack from the outside. Over time salts develop which break the bond between the hydraulic cement and the existing concrete foundation.  This allows water to leak again into the basement.

A patch repair covers the inside surface of a foundation crack.  This is a weakly bonded repair that the water can push off of the wall and allow water to leak into the basement. 

Repair from the inside means no digging or messy excavation

Concrete basement and foundation crack repair is done from the inside of the basement.  The home's outside landscaping does not have to be removed and the foundation excavated for the leak repair. Also, there is no drilling  or chiselling to perform a foundation crack leak repair using Applied Technologies' products. The concrete basement crack is filled entirely by the concrete crack injection repair material.  This stops water from leaking into a basement and keeps the possesions dry.

Foundation Crack Surface Sealer

The first step to performing a foundation crack repair by injection is to attach surface ports using a surface sealer epoxy.  The surface ports are attached over foundation crack.  Then the foundation crack is completely covered with the surface sealer epoxy.  Once the surface sealer is cured the foundation crack is injected with a liquid crack injection material.  This foundation crack injection material will stop the concrete crack leak.  The foundation crack injection material is either a urethane foam or epoxy resin (see below.)

Urethane Crack Injection Foam

Water can be stopped from flowing through a foundation crack using urethane foams.  Upon contact with water, liquid urethanes expand to form a closed cell foam and completley fill the foundation crack.

Urethanes come in two varieties, Hydrophobic and Hydrophilic.  Hydrophobic urethanes form a rigid closed cell foam that will not shrink.

Hydrophilic urethanes are rapid setting, flexible closed cell foams that can shrink if they dry out.  For this reason it is best if they remain in contact with ground water.

Epoxy Crack Injection Resin

Epoxies are used to structurally repair a concrete foundation crack and to also stop water from entering a concrete crack.  The cured epoxy will completely fill the concrete crack and return the wall to its pre-cracked strength.  It is recommended that homeowners get a professional consultation as to whether a crack over 1/4" is in fact in eed of a structural repair.

Two component epoxy for structural repair of conctrete cracks. Mixes 2:1. Can also be used for stopping water from entering a crack.
